Tradition vs. PGA: which Port St. Lucie community fits you?

Tradition is a town. PGA is a retreat. Tradition gives you a walkable center, events on the square, new construction everywhere, and families on bikes. PGA gives you three championship golf courses, gates, bigger lots, and quiet.

Price and what it buys

Tradition's median sits around the low $500s, with new builds from the low $400s up through larger lakefront homes near $900k. PGA runs higher, median in the high $600s, with estate-style homes and golf frontage pushing past $1.3M. Dollar for dollar, Tradition buys you newer; PGA buys you land and privacy.

The fees, honestly

  • Tradition: HOA plus special district assessments that fund the infrastructure. Always get the total monthly and annual figure in writing per neighborhood; it varies more than buyers expect between villages.
  • PGA: HOA and gate, with golf membership structures on top if you want them. Membership is optional in most sections, but confirm for the specific street; a few carry obligations.

Day to day

In Tradition you walk to coffee, the farmers market, and school events. The flip side: it's the fastest-growing corner of the city, so construction traffic and busy weekends come with it.

In PGA your neighbors are fairways and preserves. It's noticeably quieter, and noticeably farther from the everyday errands. You will drive for groceries, and you will not care if your mornings start on the practice range.

Schools and resale

Tradition's zoned and charter options are the strongest draw for families, and the resale market is deep because demand skews young. PGA resale is steady but more seasonal, and the buyer pool skews golfers and second-home owners. Neither is a bad hold; they just sell to different people.

Pick Tradition if...

  • You want new construction or near-new resale with today's codes and insurance pricing.
  • Walkability and a built-in social calendar matter.
  • You're buying with kids, or renting-to-own your way toward more space.

Pick PGA if...

  • Golf is a lifestyle, not an amenity.
  • You want gates, mature landscaping, and space between houses.
  • You'd trade walkable coffee for a quiet lanai without hesitation.
