A local realtor's guide for newcomers, where to live, where to eat, what schools are good, and what your money actually buys here. No SEO fluff.
Whether you're moving from across the country or just across town, this guide is your insider's look at the Treasure Coast, from coffee spots and waterfront restaurants to neighborhoods worth knowing, school options, and what to expect on price. Mom of four, four-time pho-eater per week, and full-time realtor for people who want a home, not just a house.
The Treasure Coast is the stretch of coastline between Vero Beach and Jupiter, Indian River, St. Lucie, and Martin counties. It's the part of South Florida that hasn't been bulldozed into condo towers. Martin County actually has a law preventing buildings over four stories. You get real beaches, real downtowns, and real prices.
Each has its own pace, price point, and personality. Here's the cheat sheet.
Florida's 7th-largest city by population. Known for Tradition, PGA Village, and one of the country's fastest-growing rosters of new construction. Great for families and remote workers.
Median: $385k–$520k
"The Sunrise City." Mediterranean-style historic downtown, monthly art walks, the Navy SEAL Museum, and one of Florida's most affordable beach-adjacent cities.
Median: $250k–$400k
Sailfish Capital. The county where buildings can't exceed four stories (it's literally the law). 77+ parks, A-rated public schools, and old Florida exactly as it should be.
Median: $400k–$650k
A 23-mile barrier island. Pristine, uncrowded beaches, Bathtub Reef snorkeling, oceanfront condos, and luxury enclaves like Sailfish Point. Florida the way it used to be.
Median: $1.2M+
Charming downtowns, A-rated schools, gated golf and boating communities, river and ocean access. Where families relocating from out of state tend to land.
Median: $400k–$750k
Across the county line in Indian River. Mature oaks, historic bungalows, tasteful luxury, and one of the most picturesque beachfront downtowns in the state.
Median: $500k–$900k
Real numbers. Real schools. Real talk on the vibe. For deep dives on all seven of our featured neighborhoods, visit the neighborhoods page.
Felix A. Williams Elementary · J.D. Parker Elementary · Stuart Middle · Martin County High · Clark Advanced Learning Center (magnet)
Jensen Beach Elementary (A-rated) · Dr. David L. Anderson Middle (top-rated) · Jensen Beach High School
Bessey Creek Elementary · Palm City Elementary · Hidden Oaks Middle (highly rated) · South Fork High
School zones drive home value here more than almost anywhere in Florida. The headline: Martin County is A-rated. St. Lucie County has solid magnets and charters. Both have respected private options.

Includes everything on this page plus deep dives on all seven Treasure Coast neighborhoods, full school list, school-zone map, and the moving-week checklist.
Five steps from "we're thinking about it" to keys in hand. I do this every week, most relocations take 60–90 days end to end.
Free 30-minute call to talk through timeline, budget, must-haves, and which areas actually fit your life. No pressure, no pitch.
Connect with a vetted local lender for pre-approval. Out-of-state buyers get a Florida-specific breakdown, taxes, insurance, flood, HOA, so the monthly number is real.
I'll line up a curated tour of homes in your top areas. From out of state? We do live FaceTime walkthroughs and I'll send detailed video walkthroughs for anything you can't see in person.
I write the offer, negotiate, and walk you through inspection findings. We hire local inspectors who know the wind-mitigation, roof, and septic quirks of Florida homes.
I'm at closing with you. After: a full vendor list, movers, electricians, landscapers, pediatricians, so your first month is one less thing to figure out.
Real ranges from current Flex MLS data. The Treasure Coast is one of the last reasonably-priced beach-adjacent markets in Florida, but it's catching up fast.
Lakewood Park, Lincoln Park, parts of Fort Pierce, established St. Lucie West. Solid first-time-buyer territory and entry-level new construction in the PSL master-planned communities.
Most of Stuart, Jensen Beach, mid-range Palm City, and the bulk of Tradition. The "family home with A-rated schools" zone. Where most relocations land.
Waterfront in Sandpiper Bay, gated PGA Village, Highlands Reserve new construction, Stuart riverfront, Sewall's Point starter homes, and Hutchinson Island condos.
Hutchinson Island oceanfront, Sailfish Point, Sewall's Point estates, custom Palm City riverfront, and luxury Vero Beach. Yacht-and-club territory.
I'll be your trusted advisor from first call to closing, and after, you'll have access to my full vendor list (movers, contractors, pediatricians, the works). Consider it handled.
