Three counties, three school districts, dozens of A-rated schools. The Treasure Coast spans St. Lucie, Martin, and Indian River — each with its own personality, ratings, and price-tag effect on the homes inside their zones.

Always verify the current grade and your address's zoned school on the district's official school locator before making an offer — boundaries get redrawn every few years and the new Legacy HS already triggered a re-zoning for Port St. Lucie families in Tradition.
Magnet & specialty programs worth knowing
Florida is a "school choice" state. That means you're not locked into your zoned school — magnet, charter, and inter-district transfers are all on the table, with caveats.

Private school options
The Treasure Coast has a strong private-school market, especially in Vero Beach and Stuart. Worth considering if zoned public isn't a fit, or if you want smaller class sizes.

Preschool, VPK & daycare
If you're moving with kids under 5, Florida has more options than people realize — and a lot of it is free.
Florida program
VPK: free pre-K for every 4-year-old
Florida's Voluntary Pre-Kindergarten is free for any 4-year-old who is a Florida resident, regardless of income. Eligible if the child turns 4 by September 1. Two formats:
- School-year program: 540 instructional hours (typically 3 hrs/day during the school year)
- Summer program: 300 hours over the summer
Most preschools, daycares, and many private schools in the area participate — apply through the Early Learning Coalition for your county (St. Lucie has its own; Martin/Indian River/Okeechobee share one).
How to apply

How school zones affect home prices
This is the part most listings won't tell you. In Florida, school zone boundaries are mapped down to the street — sometimes the difference between two homes 200 feet apart is which elementary feeds into which middle into which high school. That can be a $50–100k difference on identical houses.
$50–100k
Typical price premium for A-rated zoned home vs. B-rated, all else equal
+12%
Average value bump for being inside a top-tier elementary zone (national data)
10–30 days
Faster median sale time inside top school zones vs. neighborhood average
Before you write an offer, I'll pull the school zone map for that exact address and verify the elementary / middle / high assignment. Districts redraw boundaries every few years — what your neighbor's school was 5 years ago isn't necessarily the same school today.
Florida-specific: Bright Futures & school choice
College tuition help
Bright Futures Scholarship
Florida's merit-based scholarship for in-state college tuition. Top tier (Florida Academic Scholars) covers 100% of tuition at any Florida public university for students with a 3.5 GPA, qualifying SAT/ACT, and 100 service hours. The financial difference for a family with a high-achieving teen is real — often $30–40k+ saved over 4 years.
Open enrollment
School Choice
Florida's school choice laws mean you can apply to attend a school outside your zone (magnet, charter, or via Controlled Open Enrollment). Spots are limited and competitive, but it's worth applying if your zoned school isn't a fit. Application windows usually open in winter for the following fall.
Official lookups & trusted resources
The lists above are accurate to district structure, but use these official sources for current grades, ratings, and zone boundaries — they're more up-to-date than any third-party site.

Florida's Controlled Open Enrollment lets you apply to a public school outside your zone — even out-of-district if the receiving school has space. Each district publishes its own window.
